Commercial and industrial overhead doors.
From a single replacement service door to a full door package on a new distribution centre. Specified properly, installed to the specification, and documented so it passes inspection the first time.
Every commercial opening type, under one contractor.
We are not tied to a single manufacturer. We specify the assembly the opening needs, then tell you what it costs and why.
| Door type | What it is | Typical application |

The details that decide whether a door lasts.
Two doors that look identical on a quote can be a decade apart in service life. These are the line items we insist on writing down.
Spring cycle rating. 10,000 cycles is a builder-grade default. A busy dock opening burns through that in two years.
Section gauge and insulation. Steel thickness and R-value stated on the quote, not implied.
Track configuration. Standard, high, vertical or follow-the-roof, chosen from measured headroom and backroom.
Operator duty class. Matched to actual daily cycles, with the correct motor and drive.
Safety devices. Photo eyes and reversing edges installed and commissioned.
Wind load and rating. Engineered and documented where the jurisdiction requires it.

The rest of the opening.
Dock Levelers & Equipment
Hydraulic, mechanical and air levelers, vehicle restraints, bumpers, seals, shelters and dock control interlocks.
Gates & Perimeter Access
Slide and swing operators, barrier arms, bollards, keypads and readers, installed to UL 325 with the safety devices commissioned.
Operators & Controls
Jackshaft, trolley and hoist operators, VFD drives, safety edges, photo eyes, loop detectors and access-control integration.
Springs, Cables & Hardware
Torsion conversions, cable and drum replacement, track straightening, bearing and roller renewal, sized and cycle-rated rather than guessed.
Preventive Maintenance
Scheduled routes with cycle counts, a written condition report per opening, and parts renewed before the door stops.
Fire Doors & Drop Testing
Fire-rated rolling doors installed, drop-tested and reset, documented to NFPA 80 so your inspection file is clean.
We install these. We service everything.
Any make, any model, any age, including doors we did not install. These are the lines we specify, stock parts for and carry warranty on.

We are not tied to one manufacturer. We specify the assembly the opening needs. Parts for the failures that stop a building (springs, cables, rollers, bearings, operators, safety edges) are carried on the truck. Authorized-dealer status varies by manufacturer and is confirmed in writing on request.
What we need from you.
Send whatever you have. If something on this list is missing we will come and measure it ourselves.
- Clear opening width and height, measured rather than taken off the drawing
- Headroom above the opening and backroom behind it
- Jamb condition and construction (masonry, tilt-wall, steel)
- Power available at the opening, and who is providing it
- Daily cycle count, or an honest guess at traffic
- Existing door make, model and serial if you are replacing
- Wind-load, fire rating or insulation requirements from the spec
- Photographs of the opening, the header and the existing hardware
Send us the door schedule.
Plan sheets, a spec section, photographs of the existing opening or a model number off the nameplate. Whatever you have.
