The door sub that does not become your problem.
Overhead doors are one percent of the contract value and a hundred percent of the reason a building does not get its certificate of occupancy. We are set up around that fact.
Why the new sub on the list is the right one.
You have not heard of us. That is fair, and it is worth being straight about what it actually buys you on your job.
One trade, nothing else. We do openings. Doors, operators, docks, gates. Your job is never competing for a truck against a plumbing call on the other side of town.
The owner walks your site. The person who measures it, prices it and answers at 4 p.m. on a Friday is the same person. There is no account manager between you and the work.
We have the date. We are new, so the calendar is not full. When the slab cures on the 14th and the doors have to hang on the 16th, that is a date we can actually hold.
We price off the spec section. We read the door schedule, not the elevation. The number survives value engineering because it was built from what the drawings actually call for.
Paperwork at your speed. COI, W-9, submittals and the close-out package come back the day you ask, not after the third reminder.
You hear bad news early. A lead time that moved, an opening that was framed wrong, a conflict with the electrical. You get it the day we know, while it is still cheap to fix.
Everything a GC asks a sub for, without asking twice.
Bid-ready numbers. A scoped, line-item proposal you can drop straight into your estimate.
Submittals that clear review. Shop drawings, cut sheets and product data in the format your architect expects.
COI before mobilisation. General liability, commercial auto and workers' compensation, additional insured as required.
We hold our own schedule. Sequenced with steel, slab and electrical, and we tell you early if a lead time moves.
Safety-first crews. Job hazard analysis, fall protection, lockout/tagout and site orientation completed.
Punch list closed, not argued. We come back, we finish it, and we hand over a clean close-out package.
Warranty you can pass to the owner. Manufacturer warranty registered plus our workmanship warranty in writing.
One phone number. The person who quoted it is the person who answers when you call about it.
We are useful before the contract is signed.
Bring us in at design or bid stage and we will save you money and change orders later.
Bid and takeoff support
Door schedules read properly, quantities verified, alternates priced, and value-engineering options that do not quietly downgrade the assembly.
Spec review
We flag conflicts between the door schedule, wall types, structural openings and electrical drawings, before they become an RFI at framing.
Lead time reality check
Which assemblies are quick, which are twelve weeks, and what to order first so the door is not the reason the building is not enclosed.
Coordination
Rough opening dimensions, headroom and backroom, jamb details, embeds and blocking, power and conduit at the opening.
Compliance
Wind-load and impact requirements by jurisdiction, fire ratings, egress interaction, and the inspections each triggers.
Close-out package
O&M manuals, warranty registration, drop-test certificates, as-built model and serial data, owner training.
Where we do our best work.
Distribution & warehouse
Full door and dock packages, sequenced with slab and steel.
Manufacturing & plant
High-cycle, oversized and process-critical openings.
Cold storage
Insulated, high-speed and condensation-managed assemblies.
Public & municipal
Fire stations, maintenance facilities, transit and utility buildings.
Rated & life-safety
Fire door assemblies installed, tested and documented.
Remediation
Taking over door packages that went wrong under someone else.
We install these. We service everything.
Any make, any model, any age, including doors we did not install. These are the lines we specify, stock parts for and carry warranty on.

We are not tied to one manufacturer. We specify the assembly the opening needs. Parts for the failures that stop a building (springs, cables, rollers, bearings, operators, safety edges) are carried on the truck. Authorized-dealer status varies by manufacturer and is confirmed in writing on request.
What lands in your O&M binder.
Handed over complete, on the day we demobilise, not chased for six weeks after substantial completion.
- Approved shop drawings and product data, as-built
- Manufacturer O&M manuals for every assembly and operator
- Model and serial schedule, opening by opening
- Warranty registration confirmations, plus our workmanship warranty
- Fire door drop-test certificates where the scope includes rated openings
- Safety device commissioning record, signed
- Owner training attendance sheet
- Recommended spare parts list and our service contact
Send the door schedule and the spec section.
Plans, a bid invitation link, or a photo of the schedule sheet is enough to start. We confirm receipt, tell you the date we will return numbers, and hit it.
